Yeah it's pretty much the same for my quarter horses, my best horses I got from my cousin because he's a horse trader. The stud fees are outrageous for the performance stock horses through, the stud I really want to breed my good mare to his fee is 5,000 but his brothers is only like 1500

Thats mad to me haha. The original part of our house was a cattle shed over 500 years ago, then it got a second storey added and eventually an extension

Our barn sits on 950 acres it has the big barn which has 8 stalls and a indoor arena then our stud barn which has 5 stalls that open in the back to turnouts and a outdoor arena ;>

I love your yard! Enough lawn to use it and lots of bushes and some trees. Some flowers too. Only thing I'd do would be to add a bit of native flowers. XD

Right now it takes about $7500 to get a healthy quality sport horses foal on the ground with stud fees and vet and other expenses.
I miss having my own stallions , for sure.
But since moving here, this farm is not stallion ready.

Stud fees for stallions I choose are $1500 at lowest, and plenty more for some (the KNN stud fees have been more like $2000-2500) that doesn't include shipping the semen, or ultrasounding mares, etc,

We got our farm in KY for around that price.
67-ish acres, 4 bedrooms, barn but it wasn't a horse barn, so we are having to do lots of work here to turn a cow farm into a horse farm.
The house is older, but not in awful shape. Built 1979 maybe, if remembering correctly

They invested a lot of money into my moms horse only to basically toss her away because she didn't have the right temperament or color they wanted. Mom bought her for $500 and she has been the best horse we have owned

As for low priced horses, try breeding quality sport horses, pay the stud and vet fees, care for the mare a year and a half thru PG and weaning, then care for the fosl and weanling (or older depending on how long you keep it) add in training, and see if it's worth selling for 1000-1500.

I did have a little think about selling up in a few years and trying to find a smallholding in Northumberland. Might end up doing it after Mum's gone though as I dont think either of us could cope with actually seeing this house with other people living in it
